We are an adult only accommodation (no children). Smoking/vaping is not allowed in the rooms.
Prices and payment:
The price includes bed and continental breakfast. Two night minimum stay for both rooms. To secure a reservation we require a deposit 50% of your stay payable by bank transfer and balance by bank transfer or cash before departure. Reservation is not confirmed until deposit is received.
Confirmation will be made by email. It is the customers responsibility to contact us if this is not received.
Cancellation and Insurance:
We understand that sometimes plans change so you’re free to cancel or amend your booking up to 14 days before your stay and we will refund you in full. If you need to cancel within 14 days of your stay, we will always try to re-sell the room nights and refund your deposit. However, if we are unable to do so, we reserve the right to charge you up to the full amount of the stay.
We recommend that you take out cancellation insurance.
Pets:
We will allow one small non moulting dog in the Studio (a cleaning fee £15.00 will be charged). Please bring dog bed with you as dogs are not allowed on the bed or chairs. Sorry but pets are not allowed in the Garden Room. Pets must not be left unattended under any circumstances.
Non-availability:
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you an alternative room, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Arrival:
Check in time is between 3pm and 6pm, unless otherwise arranged.
Departure:
Please be ready to leave your accommodation by 10am on the day of departure, unless otherwise arranged. The balance for your stay is payable on departure.
Damages and Breakages:
Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Liability:
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.
Data:
Any data gathered during the course of this booking may be held on our computer systems, we do not share your data with any third parties.
Access Statement:
We are a two roomed bed & breakfast in a coastal seaside town, we are situated approximately 500 metres from the town centre and beach.
The rooms are adjacent to our main house and have their own front doors and guests have their own key. They are on the ground floor.
Whilst we aim to meet the needs of our guests the layout of the bathrooms is such that it would be difficult for wheelchair users to access them.
Both rooms have ensuite showers, sink, toilets and heated towel rail. The Studio has its own boiler and heating through thermostat control and a carbon monoxide detector and smoke detector.
The Garden Room has an electric wall hung heater with thermostat control and a smoke detector.
The permitted garden areas are located up 8 steep Purbeck stone steps and these may also be difficulty for wheelchair users and less mobile users.
We have two off street parking spaces plus there are no parking restrictions in Queens Road at present.
